We dig down at least 11 inches to strip the loose material and reach stable ground, then line the full excavation with non-woven geotextile fabric. On top we compact 8 inches of open-graded clean stone (ASTM No. 57). The details

  • Polymeric sand joints. They set firm, flex through freeze-thaw, and keep out the weeds and ants, so your Friday night is spent by the fire, not doing yard work.

  • A buried concrete bond beam at the perimeter, not plastic edging that works its way to the surface a year later.

  • Optional: think ahead on wiring. If lighting or audio might ever be in the picture, we can run conduit sleeves through the base during the build. Cheap now, a headache to retrofit.

Some of the best nights on this lake come after Labor Day, when the days are still warm and the wind off the water turns the evenings sharp. The second is heat: direct flame against decorative masonry cracks it, so we shield ours with a heavy-gauge 304 stainless or Corten steel insert that takes the thermal shock so your stone never does. Wind, smoke, and placement

Smoke is worse on an open lakeside lot where the breeze keeps swirling it into faces. We build smokeless units like Breeo into custom masonry; they re-burn the smoke before it leaves the pit. And because wind is a real factor this close to the lake, placement matters as much as hardware. We position the feature to work with your prevailing breeze, and a curved seat wall on the windward side doubles as a windbreak that bounces radiant heat back at the circle.


Gas or wood

Hardscape Restoration in New Buffalo, MI

A lot of what we do in New Buffalo is rescuing hardscapes someone else built wrong, or that the lakeshore has just worn down. A sinking patio, a walkway with a trip lip, a wall starting to lean, pavers faded by sun and wind-blown sand. Most of it doesn't need a full teardown. It needs the underlying problem diagnosed, and on this shoreline the surface is rarely the real problem.


The two failure stories

The structural one is consistent: the original installer set the surface directly on the dune sand with no separation fabric and no compacted draining base. The sand shifts, the surface follows, and dips appear within a few seasons. The cosmetic one is just as common on the lake: abrasive blowing sand and hard UV fade even good pavers, and on a second home that sits empty for stretches, moss and staining take hold before anyone's there to notice. We fix both, and we're honest at the estimate about which one you actually have.


Three levels of repair

Clean, re-sand & seal. Structure's sound, looks are gone. Deep clean, draw out the efflorescence haze before sealing, fresh polymeric sand, and a commercial-grade sealer that locks in color and locks out moisture and UV.

Lift and re-lay. One area settled. We lift only the affected pavers, correct the base underneath, and relay the original stones.

Full rebuild. When base failure is widespread, patching only delays it. We remove the failed hardscape, rebuild the base to our full install standard, and reinstall.


Walls and upkeep

A leaning wall is almost always water pressure behind a wall built without drainage. The fix is to excavate behind it and install clean drain stone and perforated pipe, treating the cause instead of just straightening the symptom. After any restoration, plan on resealing every three to five years. The test is simple: if water soaks straight into the pavers instead of beading up, the protection is gone and it's time. Stone Overlays in New Buffalo, MI

Built against the freeze

You can't just glue stone to concrete near the lake and hope. Water expands about 9% when it freezes, so trapped moisture will pop an overlay off in one New Buffalo winter. We grind or scarify the slab to create a true mechanical lock, then set the stone in ANSI-rated, polymer-modified structural mortar whose latex gives the bond enough flex to absorb the ground's small seasonal movement. Then we give water a way out instead of sealing it in: the border stones go down in perpendicular adhesive lines that leave escape channels, and the field goes over geotextile and a thin sand bed. Bond plus drainage is what keeps a lakeside overlay intact season after season.

Verticals included

A finished overlay hides the old concrete completely, not just the top. We clad the step faces and landing sides with matching stone risers, so the slab disappears and the result reads as solid, built-in stonework matched to the house and to any other hardscape on the property.
