Then 8 inches of compacted open-graded clean stone (ASTM No. 57): rigid where it needs to be, but full of voids that carry water down and away, so on a lot that drains poorly the base itself stays free of the trapped water that freezes and lifts a patio.
Finished to fit the home
Polymeric sand joints that set firm, flex through freeze-thaw, and keep out weeds and ants.
A concealed concrete bond beam at the perimeter, not plastic edging that heaves up and looks cheap next to a well-kept older home.
Optional: plan for lighting now. If you might light the patio someday, we can run conduit sleeves through the base while it's open, so there's no digging later.

Seating Walls in Niles, MI
On Niles's rolling lots a seating wall usually pulls double duty: permanent built-in seating around a patio or fire, and where the yard slopes toward the river, a low retaining edge that levels out a usable area at the same time. Nothing to store, nothing to drag out, and a landscape that works with the terrain instead of against it. We build them at true sitting height and depth, match the block and cap to the home, which matters on a historic property, and can set low-voltage LED into the cap for the darker, tree-shaded lots.

Niles has steep river banks and genuine grade, so real retaining walls are often a necessity here, not a decoration: holding a slope, stopping erosion near the river, turning hillside into usable yard. Those get a full drainage system behind them, clean stone wrapped in filter fabric with weep points to relieve the pressure saturated ground builds against a wall, plus geogrid reinforcement on taller walls. For the smoke, we can build in a double-wall convection unit like a Breeo that re-burns it inside the pit, and a curved seat wall against the wind keeps the circle comfortable long after dark.
Gas or wood
Gas suits the household that wants fire on demand and no cleanup: it lights and shuts off in seconds with no ashes, and we handle the line and connection within the build. Wood suits the family that wants the real crackle and a bigger flame, especially on a larger lot with room for it. Either way it's a permanent build with proper non-combustible clearances, not a kit. Paver Walkways in Niles, MI

Grading and drainage
A badly built walkway on this ground fails two ways: it settles into an uneven trip hazard as the mixed soil shifts, and it sheds water poorly, puddling and icing over in the low spots after a thaw. We build the path up on a compacted, separated base and pitch it with the terrain so water runs off to the side. On a slope, that pitch is a safety feature as much as a longevity one.
Pavers over poured concrete
Michigan freeze-thaw cracks poured concrete, variable soil underneath makes it worse, and a cracked slab is a full replacement. Pavers flex with the seasonal movement, and one stained or damaged stone lifts out for an invisible swap. Hardscape Restoration in Niles, MI
Niles is old enough that a lot of its hardscapes have simply reached the end of a botched installation, and rescuing them is some of the most satisfying work we do. A dropped patio corner, a front walk heaved into a toe-catcher, a river-lot wall bowing outward, pavers grayed and choked with weeds. Most of it is fixable without a teardown, once you find the true cause.
Diagnosis before demolition
When a patio or path here sinks or turns wavy, the base almost always ignored the terrain: laid straight on variable glacial soil with no separation fabric and no draining stone. The ground shifted and held water, the surface followed it down, and it's worst in the low, damp stretches. It looks like a surface problem and it's really a foundation one. The other calls are cosmetic, the wear you'd expect on older properties: faded color, washed-out joints, moss where a surface went unsealed too long. We tell you plainly at the estimate which you're dealing with, because a refresh and a base rebuild aren't remotely the same price.
The right level of repair
Clean, re-sand and seal. Structure's fine, looks are gone. Deep clean, pull any efflorescence before sealing, fresh polymeric sand, and a seal that brings the color back.
Lift and re-lay. One area moved. We pull just those pavers, correct the base, and reset the original stones.
Full rebuild. Base failed everywhere. Patching resets the clock, so we strip it and rebuild to our new-install standard.
Bowing walls and upkeep
A leaning wall near Niles's steep river banks is almost always about water: with nowhere to drain, saturated soil loads up behind it until the pressure forces it out of plumb. The genuine fix is clean drain stone and perforated pipe behind the wall so that pressure escapes; anything less is re-stacking a wall that will move again. Stone Overlays in Niles, MI
Many older Niles homes have a concrete porch or stoop that's structurally fine but plain gray and out of step with the character of the house. Tearing it out is costly, and on a historic property it means disturbing landscaping you'd rather leave alone. An overlay solves it without any of that: we clad the existing slab in natural stone, architectural pavers, or outdoor porcelain, and the dated concrete disappears under a finish that finally matches the home.
Is the slab worth keeping?
The concrete underneath has to be genuinely sound: level, stable, not already cracking or lifting. A slab this ground has already heaved is a base problem for our restoration process, not something to face over, and we make that call before any work begins.

Trapped moisture ruins overlays in this climate; water expands about 9% when it freezes and will shear a poorly bonded overlay loose in a single winter. So we grind the slab so its surface bites, set the stone in polymer-modified structural mortar whose latex lets the bond flex with seasonal movement, and build water an escape: channels beneath the border stones and a geotextile-and-sand bed under the field.
