Thermal Bluestone Overlay installed in New Buffalo MI by Salzman Services

Stone Overlays & Surface Revitalization

Transform your existing concrete into a masterpiece of Rugged Luxury without the chaos of excavation.

Don’t Demolish. Elevate. The Smarter Solution for Tired Concrete.

Your concrete porch or patio has served you well, but time and the Michiana elements have left their mark. Cracks, pitting, and stains don't just degrade your home's value—they degrade the experience of coming home.

For years, the only solution was the jackhammer: tearing out the entire slab, ruining your landscaping, and costing a fortune in labor and disposal. Salzman Services offers a smarter way.

Our Stone Overlay System utilizes your existing, structurally sound concrete as a base, cladding it in high-performance natural stone, architectural pavers, or outdoor porcelain. It is the surgical approach to renovation—efficient, elegant, and engineered to withstand the harshest Michigan winters.

The Engineering Difference: Why Our Overlays Last

In Michiana, you can't just glue stone to concrete and hope for the best. Water expands by 9% when it freezes. If moisture gets trapped between your old concrete and the new stone, it will pop the overlay loose in one winter.

We adhere to a "Rugged Luxury" standard—meaning we build things that look beautiful but act tough. Our installation protocol is designed specifically for our freeze-thaw climate:

Before we quote, we "sound" your concrete with hammers to verify the slab is solid. If it’s crumbling or heaving, we will tell you the honest truth: it needs to be replaced, not covered.

We don't rely on chemical bonders alone. We mechanically grind or scarify the existing concrete to open its "pores," creating a mechanical lock for the mortar.

We use ANSI-rated polymer-modified structural mortars that contain latex additives. This allows the bond to have "shear flexibility," absorbing the microscopic movements of the ground without snapping the stone loose.

Reclaiming Your Entrance

A revitalized porch does more than just increase curb appeal; it invites connection. By refacing your steps and landing, you are reclaiming square footage for living—creating a "Third Place" between the indoors and the street where community happens.

Whether it's a couple of rocking chairs for morning coffee or a welcoming entryway for holiday guests, a stone overlay turns a "pass-through" area into a "gather-round" destination.

Frequently Asked Questions

Is the new surface slippery?

Safety is a priority. We select materials with "thermal" or textured finishes specifically designed for wet traction. Porcelain pavers, for example, have a specialized grit surface that exceeds slip-resistance codes.

Can you overlay my driveway?

We generally recommend overlays for pedestrian areas (porches, patios, walkways). Driveways endure massive shear forces from turning tires. While possible with specific thick pavers, we evaluate driveways on a case-by-case basis.

My steps are uneven. Can an overlay fix them?

Absolutely. Refacing is the perfect opportunity to correct dangerous "rise and run" issues. We can adjust the mortar bed thickness to level out steps, making your entryway safer and code-compliant while making it beautiful.

Will the overlay crack when the ground freezes?

Not with our installation system. By using uncoupling methods and flexible polymer mortars, we allow the overlay to move independently of the substrate's minor shifts. We also ensure rapid drainage so water cannot settle and freeze under the stones.
